-214- <br /> <br />Site Plan Review: Alpine Meadows <br />Page 2 of 4 <br />April 26, 2002 <br />Revised May 9, 2002 <br /> <br />The townhouse units along public streets will be setback 25 feet from the right-of-way <br />(approximately 40 feet from back of street curb) and the units located on the private streets <br />will be located 25 feet from back of street curb. You applied for a variance from the required <br />front-yard setback of 35 feet that was approved at the May 2, 2002 Board of Adjustment <br />meeting. <br /> <br />5. Densitw: The subject property is approximately 8.75 acres and the 42 un/ts proposed results in <br /> a gross density of 4.82 units per acre. Net density of the project is 5.91 units per acre. <br /> <br />Access: The sole access to all 42 units is from Alpine Dr. at a location approximately 330 feet <br />west of the western right-of-way of TH 47. It is desirable to have this access street line up <br />directly with the access point proposed for the Evergreen Point Subdivision to thenorth. The <br />center[ine of Fluorine St. needs robe relocated 20 feet to the east. <br /> <br />City Ordinances limit the length of a cul-de-sac to 600 feet. City Ordinances also require that <br />the arrangement of streets in new subdivisions shall make provisions for the continuation of <br />existing and future streets into adjoining areas. As part of the plat, you are showing the public <br />right-of-way extend to the southern boundary. City staff' desires to have the right-of-way <br />extend to the south property line in order to accommodate future extension and connections <br />to streets to the south. A2er discussion with City staff' and the Planning Commission, you <br />applied for a variance to exceed the 600-foot cul-de-sac length. At the May 2, 2002 Board of <br />Adjustment meeting, you were granted a variance to exceed the 600-foot cul-de-sac limit. <br /> <br />The site plan shows private driveway collectors serving !6 of the units. The remaining 26 <br />units will have driveways on the public right-of-way. All of the driveways will be at least 25 <br />feet long, with several being 30 to 40 feet long. <br /> <br />7. Grading and Drainage: The grading and :drainage plans have been reviewed as part of the <br /> preliminary plat of the Alpine Meadows subdivision. <br /> <br />REU Stormwater Number: The City has enacted a quarterly stormwater drainage utility <br />charge that is applicable to the proposed development. The townhome association will <br />receive a quarterly charge which will be based on the total lot area of the development and the <br />percentage of the development area which is impervious. Please submit the amount of <br />impervious surface for the townhouse development so that the City can calculate the REU <br />number. <br /> <br />Landscaping: A Landscape Plan has been submitted that is generally acceptable and meets <br />the City's minimum standards. City Staff will continue to review the plan and make comments <br />regarding the plan at a future date. <br /> <br /> <br />
