Garage Space,: All proposed townhome unit structures contain a two-stall garage that is at <br />· least 400 square feet in size which complies with City Code. <br /> <br />20. <br /> <br />'21. <br /> <br />22. <br /> <br />Minimum Floor Area: City Code requires minimum floor areas for 3 bedroom units to be <br />775 square feet respectively. All of the townhouse units will significantly exceed City <br />Ordinances. <br /> <br />Street Lights: The Developer should make arrangements with Cormexus Energy, to install <br />the street lights and the developer will be responsible for the utility bill. The City Engineer <br />shall be provided with a copy of the street light layout for incorporation into the City street <br />light map. <br /> <br />Mailboxes: The City requires that the development be served by cluster mailboxes with <br />approximately one grouping of mailboxes for every eight units. <br /> <br />Sound Mitigatig. n~: It is the City's responsibility to take reasonable measures to ensure <br />compatibility between land use and traffic noise generated from an adjacent highway. The City <br />has engaged the services of SRF to do a traffic noise level study on several pending residential <br />proposals along T.H. #47. A sound wall or a combination of berming and sound wall must be <br />constructed as part of this development. <br /> <br />The City Council will be meeting at 7:00 p,m. on Tuesday, May 14, 2002, at the Rarnsey Fire <br />Station IX, 15050 Armstrong Blvd., NW, to review your proposed site plan, I suggest that you, <br />or your representative, be present at the meeting to answer any questions that may ar/se.
