CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />ALPINE MEADOWS <br /> <br />On May 14, 2002, Site Plan approval was granted by the City of Ramsey ("City) to Alpine <br />Meadows Subdivision, ("Permittee") to construct 42 townhome units ("Structures") on the <br />property which is legally described as follows: <br /> <br />Outlot A, Brandseth Addition, Anoka County, Minnesota <br /> <br /> the ("Site"). <br /> <br />This approval is issued pursuant to ~9.03.06 of the City Code. <br />are as follows: <br /> <br />The conditions of this approval <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br /> architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in <br /> accordance with the requirements of the State Building Code. <br /> <br />3. SITE PLAN COMPLIANCE. The townhomes structures shall be,sited and constructed on <br /> the Site as shown on the Site Plan prepared by Midwest Land Surveyors & Civil Engineers, <br /> Inc., dated March 11, 2002, revision date <br /> <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the <br /> City Engineer. <br /> <br />o <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. 'The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved Grading Plan prepared Midwest Land <br /> Surveyors & Civil Engineers, Inc., dated March 11, 2002. <br />b. Installation of bituminous, driveways, parking nodes and maneuvering areas. <br />c. Installation of continuous concrete curbing and gutter around the perimeter of all <br /> bituminous surfaces, except residential driveways and trails. <br />d. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan. <br />e. Landscaping in accordance with the Site Plan prepared by Midwest Land Surveyors & <br /> Civil Engineers, Inc. dated March 111 2002, revision date <br /> <br />("Required Improvements). <br /> <br />6. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items <br /> on the Site shall be as directed by the City's Fire Chief.
