I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />'1 <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />CASS <br /> <br />REQUEST FOR PRELIMINARY PLAT REVIEW OF <br />SUNFISH BUSINESS PARK <br /> CASE OF CITY OF RAMSEY <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />As you may recall, the City has been in the process of platting the new industrial park, Sunfish <br />Business Park. The Planning Commission reviewed the proposed preliminary plat on December <br />4, 2002 and recommended City Council approval. The City Council reviewed and approved the <br />preliminary plat on January 8, 2002. <br /> <br />Subsequent to the Planning Commission and City Council review, staff received several inquires <br />from various businesses interested in locating in the City of Ramsey. The interested businesses <br />only require 2 3 acres of land in order to facilitate business operations. In order to <br />accommodate these potential businesses, staff is proposing to change the layout of the plat to <br />include a combination of small and large lot parcels. <br /> <br />The Planning Commission reviewed and recommended City Council approval of the revised <br />preliminary plat on March 7, 2002. Subsequent to the Planning Commission meeting, an <br />industrial business approached the Cityabout purchasing Lot 1, Block 3. However the business <br />only needs two acres in order to facilitate their business operations. The preliminary plat that the <br />Planning Commission reviewed proposed Lot 1, Block 3, to be 7 acres in size. In discussions <br />with Hakanson Anderson, it was determined that a 2 acre parcel could be created and the <br />remaining 5 acres could be designated as an outlot since most of the 5 acres will need to be <br />utilized for ponding purposes. <br /> <br />The proposed revised Sunfish Business Park preliminary plat includes six commercial lots and <br />two .outlots.. The subject property is generally located east_of County Road #116 and south of <br />Sunwood Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Proposed Preliminary Plat <br />Planning Commission meeting minutes dated March 7, 2002 <br />City Staff review letter dated April 19, 2002 <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to owners of property within 350 feet of <br />the subject property.
