R. Hill dated March 7, 2002. W'e offer the following comments: <br /> <br />General: The subject property is 14.08 acres (613,387 square feet) in size and is generally <br />located south of Sunwood DriVe and west of State Highway #47. The City Council approved the <br />preliminary plat on December 18, 2001 <br /> <br />Title Page: The dedication page should be revised to include the dedication of the park for <br />public purposes. <br /> <br />Streets: In accordance with the Conditions of the preliminary plat approval, Cobalt Street is <br />being extended from Sunwood Drive to the southern boundary line of the plat (common border <br />with Lord of Life Church). The final construction plan notes that the Private streets are 24 feet in <br />width from back of curb to back of curb. City standards require 24 feet from face of curb to face <br />of curb. The City should be provided with a corrected final construction plan. It should also be <br />noted that on-street parking will be prohibited on the private streets. <br /> <br />Lots Sizes and Dimensions: The final plat will be recorded at Anoka County as a Common <br />Interest Community (CIC) and therefore the individual building pads are not shown. Lot sizes <br />and dimensions will conform to the preliminary plat and site plan that was approved by the City <br />Council on December 18, 2001. <br /> <br />Drainage and Utility Easements: The required drainage and utility easements have been <br />provided. <br /> <br />A 20-fbot easement Will be required for the watermain that is to be looped on either the subject <br />property or the Lord of Life Property.
