-130- <br /> <br />Final Plat Review: Birch Hill Lodges <br />Page 2 of 4 <br />April 19, 2002 <br /> <br />to determine where the watermain looping easement should be located, and is subject to the City <br />Engineers approval. <br /> <br />Final Grading, Construction, Streets and Udlitw Plan: In conjunction with final plat review, <br />the City Engineer has reviewed the final grading, construction, streets, and utility plan. <br /> <br />The drivewaY grades on K street are steep. The eastmost unit approaches 10%. It would be <br />desirable to reduce these driveway grades if feasible. <br /> <br />'All units should have positive drainage away from the structures, Lot 2 Block 1, Lot 2 Block 2, <br />Lot 3 Block 2, and Lot 5 Block 2, all show spot grades the same elevation as the building itself at <br />distances of 10 to 15 feet from the building elevations raised, or a detail showing the drainage <br />away from the building should be submitted. <br /> <br />Grades along the TH 47 ditch are one percent, which is the minimum allowable under City code. <br />The ditch is within the TH 47 right-of-way and a permit will need to be obtained by MnDOT for <br />work in this area. <br /> <br />The ends of the driveway collectors should be provided with additional pavement sufficient to <br />allow vehiCles to turn 180 degrees. An "L" shape end treatment would be acceptable (see <br />attached proposed street design). <br /> <br />It is noted that the applicant will need to obtain a grading easement from the Lord of'Life Church <br />in order to accomplish the proposed grading plan submitted to the City. A copy of the agreement <br />between Orrin Thompson Homes and Lord of Life Church for a grading easement to be located <br />on a portion of the Lord of Life church's property, will need to be received by the City prior to <br />commencement of any grading on the property. In the event that Orrin Thompson Homes and <br />Lord of Life Church cannot come to an agreement on a grading easement located on a portion of <br />the Lord of Life church's property, Ordn Thompson Homes will need to submit a revised <br />grading plan to the City providing for the construction of a retaining wall along the southeastern <br />boundary line of the plat. The construction of the-retaining wall is subject to the review and <br />approval of the City Engineer. <br /> <br />Gate valves need to be placed on the south and east leg of the tee connection to the existing <br />watermain at Cobalt and Sunwood. <br /> <br />A gate valve should be placed midway on Cobalt Street at the intersection orE and J Street. <br /> <br />Watermain looping from the south end of Cobalt Street to the existing watermain in the City <br />Park or the Lord of Life property will be required, however, credit against watermain trunk <br />charges will be utilized for the portion of the watermain beyond the site boundary. <br /> <br />I <br />I <br />i <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br /> <br />
