-142- <br /> <br />21. <br /> <br />separate instrument, these park improvements shall not exceed the cash Park Dedication <br />owed by the DEVELOPER. <br /> <br />Clearing and grading of the site as well as establishment of turf by seeding is the <br />responsibility of the DEVELOPER. <br /> <br />The DEVELOPER shall propose a play field backstop design including <br />installation costs to the CITY. The approved improvement cost shall be deducted <br />from the cash Park Dedication payment. <br /> <br />The play field shall be graded level with a maximum gradient of 2% in any <br />direction. The design will be for the center to be the high point with a 1% slope <br />extending Northwesterly and Southeasterly, from a tine drawn between 'home <br />plate' and the outfield beyond. 'second base'. <br /> <br />The DEVELOPER shall relocate by tree spade, up to 40 pines prior to, or <br />concurrent with, the clearing and grubbing operation. At least 15 pine trees shall <br />be located within the existing Solstice Park or the additional park space being <br />dedicated. The CITY shall be responsible for mulching and watering any park <br />trees. <br /> <br />The DEVELOPER shall install groupings of River Birch and Quaking Aspen <br />along the bituminous trail to be constructed in the existing and expanded Solstice <br />Park. The approved park landscaping shall be eligible for credit against the cash <br />Park Dedication due. The CITY shall be responsibIe for watering the trees after <br />the initial mulching and watering at the time of installation. <br /> <br />The DEVELOPER and the City shall collaborate on irrigation for the turfed <br />areas of the new parkland to be dedicated. The DEVELOPER shall propose an <br />irrigation design by July 1, 2002 that meets with City standards. Upon CITY <br />approval of a not-to-exceed cost, and subsequent installation, the above shall be <br />credited against the Park Dedication due. In the event that an irrigation system is <br />not installed by October 1, 2003 the DEVELOPER shall be required to <br />immediately proceed to install a 6'" watermain stubbed out 8' feet into the East <br />boundary of the park by the Developer at no expense to the City. This alignment <br />shall be generally in the center of the park and terminate with a hydrant and <br />plugged tee fitting. <br /> <br /> SECTION V <br />PEDESTRIAN TRANSPORTATION <br /> <br />-Trail Development.
