The site plan from Concrete Masonry Unlimited proposes to construct an 8,669 square <br />foot office and warehouse facility. She noted this plan does not vary from the plan previously <br />approved. The area is generally located ~north of State Highway #I0 and Boilermakers on 153~ <br />Ave. The site is zoned B-1 Business; office facilities are a permitted use. Warehousing facilities <br />are not a permitted use in a B-1 Business district. Community Development Assistant Wald <br />explained the proposed building includes an office area of 1,364 square feet and 7,305 square <br />feet of warehousing space. The structure meets all B-1 Business setbacks requirements and is in <br />compliance with the 35% lot coverage restriction. The site plan proposes to have one (1) access <br />point from Alpine Drive. The exterior building materials are proposed to consist of concrete <br />masonry block and vinyl siding with an asphalt single roof. The proposed siding deviates from <br />the B-1 Business district architectural standards and she noted this will need City Council <br />approval. The applicant is requesting that the back portion of the parcel remain in its natural <br />state~ No outside stor_age of any k/nd is permitted on fhe proposed grass section unless asphalt <br />and concrete curbing are extended. The site plan is proposing some outside storage that requires <br /> <br />reco~ending that a wood privacy fence be constructed instead of the proposed chain li~ fence <br />with ~yl slats. The facility wilI be served by on-site sewer and water facilities.
