The City has also received a Grading and Soil Erosion Plan (Sheet C1) <br />dated September 14, 2000 prepared by Plowe Engineering, Inc. We offer the following <br />comments: <br /> <br />General: The plan proposes to construct an 8,669 square foot structure; 1,364 square feet of <br />office space and 7,305 square feet of warehouse area. The area is generally located north of State <br />Highway #10 and directly east of Boilermakers (9459 State Highway #10). <br /> <br />Zoning: The site is zoned B-1 Business; offices are a permitted use. Warehousing activities are <br />not a permitted use 'in a B-1 district,, however tb.e applicant received a conditional use permit for <br />the proposed warehousing activities in March of 1998. <br /> <br />Lot Coverage: The subject property is 75,058 square feet in size (1.73 acres) and lot coverage is <br />restricted to 35% or 26,270 square feet. The total amount of building space is 8,669 square feet, <br />which is approximately 11% lot coverage. <br /> <br />Utilities: The Property will be serviced by on- site sewer and water. <br /> <br />Setbacks: The proposed facility meets or exceeds the minimum 35-foot rear yard, 10-foot side <br />yard, and 35-foot front yard setbacks established in the Business District. The Site Plan reflects <br />Industrial performance standards, wh/ch are more restrictive than the B-I standards. <br /> <br />-159- <br /> <br /> <br />
