-160- <br /> <br />Concrete Masonry Unlimited <br />Page 2 of 3 <br />March 29, 2002 <br /> <br />Screening: The site plan indicates a 3,575 square foot outside storage area for poured wall <br />panels and concrete blankets. The outside storage area is proposed to be screened by a chain-link <br />fence with PVC privacy slats. Staff is recommending a wood fence be constructed instead of a <br />chain link with privacy slats, because vinyl slats deteriorate over time and the site is located next <br />to a residential Planned Unit Development. The outside storage area will be paved with a <br />bituminous surface. <br /> <br />Architectural Standards: City Code restricts structure heights to 35 feet and exterior wall <br />finishes must be brick, natural stone or pre-cast concrete, or fabricated panels of these materials. <br />The. site plan proposes to construct a building approximately 26-feet in height, which complies <br />with City, Code. The exterior building materials are proposed to consist of integrally color treated <br />rockface concrete block. The gable ends above the concrete block wails are proposed to consist <br />of vinyl Dutch LAP siding and the roof will consist of asphalt shingles. The proposed vinyl <br />Dutch LAP siding is a deviation from the B-1 Business exterior finish standards and will require <br />City Council approval. <br /> <br />Waste Storage: The waste storage area will be enclosed by a concrete wall and a cedar gate. <br /> <br />Off-Street Parking - Design: City Code requires all driveways, off-street parking areas, and <br />maneuvering areas and display areas to be paved with concrete or bituminous and finished with <br />B-6/12 concrete curbing. The site plan identifies parking areas and maneuvering areas to be <br />paved with bituminous and finished with B-6/12 concrete curbing in accordance with City Code. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one (1) parking space for every 200 <br />square feet of office area. In this case there, is 1,364 square feet of office space requiring seven <br />(7) parking stalls. City Code also requires one (1) parking space for each employee on the <br />maximum working shift. The plan indicates that a total of seventeen (17) employees would be <br />working at one time. The site plan is proposing twenty-four (24) parking spaces which meets <br />City Code requirements. <br /> <br />Lighting: Wall pack lighting units are proposed. Shop drawings of the units must be submitted <br />for review for conformance to the City's commercial lighting standards. <br /> <br />Landscaping: The proposed landscaping plan is generally acceptable. It should be noted that <br />areas absent of bituminous pavement will be required to establish ground cover that consists of <br />either seed or sod.
