Concrete Masonry Unlimited <br />Page 3 of 3 <br />March 29, 2002 <br /> <br />The grading plan proposes developing a detention pond within the northwestern comer of the site <br />and directing approximately two-thirds of the runoff created by impervious surface to this pond. <br />The remaining one-third of the building and parking area is directed to the curbline along the <br />southeastern boundary of the parcel and into the curbline of Alpine Drive. <br /> <br />It is recommended that an additional catchbasin be placed midway down the south curbline and <br />the runoff be directed toward the detention pond. This will also reduce the monthly storm water <br />utility charge for this facility.. The development should also be reviewed and permitted by the <br />Lower Rum River Water Management Organization. <br /> <br />'Access: The site proposes to have one access point from 153rd Avenue. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater' Management Fee and the <br />current rate is Three Thousand Seven Hundred Forty One Dollars ($3,741.00) per commercial <br />acre. The amount of Stormwater Management Fee due on 1.73-acre parcel is Six Thousand Four <br />Hundred Seventy One Dollars ($6,471.00). A cash payment will be required prior to the City <br />issuing a Building Permit. <br /> <br />REU: The City has assigned the property a Residential Equivalent Unit (REU) number of 4.76,' <br />this equates to a quarterly storm drainage utility fee of $207.52 (1.73 acres x 4.76 x 25.20). <br /> <br />The Planning Commission will be meeting at 7:00pm on April 4, 2002 to 'review your site plan. <br />You, or your representati, ve, should be present at the meeting to answer any questions that may <br />arise.
