-162- <br /> <br /> CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />CONCRETE MASONRY UNLIMITED, INC. <br /> <br />On April 23, 2002, Site Plan approval was granted by the City of Ramsey ("City") to Concrete <br />Masonry Unlimited, Inc., a Minnesota corporation, ("Permittee") to construct an 8,669 square <br />foot office and warehousing building ("Structures") on the property which is legally described as <br />follows: <br /> <br />Lot 3, Block 1, Ramsey Commercial Park Second Addition <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shalI be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Pian prepared by Lampert Architects, dated April 9, 1998, revision <br />date October 13, 2000, revision date <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct. and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved Grading Plan prepared by PIowe <br /> Engineering, Inc., dated September 14, 2000, revision dated October 16, 2000. <br />b. Installation of bituminous driveways, parking lots and maneuvering areas. <br />c. Installation orB-6/12 continuous concrete curbing around the perimeter of all <br /> bituminous surfaces. <br />d. Establishment of turf in areas disturbed during construction. <br />e.
