Utility . <br />easements on an existing common property line and dedicate replacement drainage: and utility <br />easements on what will be the new common property line. Administrative Subdivisions are <br />approved at a City Staff level and are used for the conveyance of property.-:b¢~een~ adiacent <br />landowners. Generally, the instrument used to record the land conveyance'al~proved ~by/city <br />Staffis a quit claim deed. However, in the case of Torrens property, the oi~l~iinstrument that can <br />be used to record the conveyance is a Registered Land Survey. Registered LandSurveys require, f.:.;. <br />City Council approval. Therefore, it ts necessary for the City Counci~.to. review and apprc <br />Administrative Subdivision. Both Lots 3 and 4 will continue t6:~aint~i~,'compliance with the <br />mimmum lot size for Northfork after the conveyance .~o£,:tl/e property. As part of the <br />Administrative Subdivision, staff was also taking the .gee~ssary stepS,/to vacate the standard <br />drainaue and utility easements on the current common-p~r°i~'erty line b~tv¢~en the two neighbors. <br />The City Engineer has verified that there are no drainage'strUotures wi~ th¢~existing easements <br />to be vacated.
