I <br />i <br /> <br /> I <br />'1 <br /> I <br /> I <br /> I <br /> I <br /> ! <br /> I <br /> I <br /> I <br />I <br /> I <br /> I <br /> i <br /> I <br /> I <br /> I <br /> <br />Associate Planner Wald noted that the Park Supervisor has indicated that the City has spent a lot <br />of time and money on the berm and it is their intention to keep it a more natural berm, not a <br />manicured berm. <br /> <br />Commissioner Johnson inquired as to whom the neighbors should be expressing concerns to <br />regarding the berm. <br /> <br />Associate Planner Wald replied that they should be contacting the Parks Department. <br /> <br />Commissioner Johnson stated that it seemed as if there Could be something done that would keep. <br />the berm looking natural, but have it look appealing. <br /> <br />Chairperson Nixt stated that he would like the landscaping plan to include the additional trees and <br />shrubs, the units be minimized to meet the City recommended street requirements, and make sure <br />that the development complies with the density transition ordinance. <br /> <br />Associate Planner Wald noted that the development will have no problem complying with the <br />density transition ordinance~ <br /> <br />Chairperson Nixt inquired if staff had any concerns on utility and drainage issues and City <br />Engineer Jankowski replied no. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Reeve, to table action to allow for more <br />discussions. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Reeve, Brauer, Johnson, and <br />Kociscak. Voting No: None. Absent: Commissioner Watson. <br /> <br />Case #3: <br /> <br />Request for a Site Plan Review of RivenwiCk 3rd Addition; Case of Turtle <br />Moon, Inc. <br /> <br />Asso/:iate Planner Wald stated that the City received an application from Turtle Moon Inc. for site <br />plan review of a townhome development. The property is generally located south of Riverdale <br />Drive and north of the existing Rivenwick urban residential development. The project area is <br />approximately 19.46 acres in size. The maximum net density established in the R-2 District is 7 <br />units per acre. The site plan is proposing the development of 112 townhouse units and a net <br />density of.7 units per acre. The townhouse units will front onto private streets. The private <br />streets will provide access to 138th Avenue, which provides access to Riverdale Drive. Riverdale <br />Drive is proposing to connect to Highway #10 and to Garnet Street. A few of the private streets <br />do not comply with City Code specifications and the site plan will need to be revised accordingly. <br />The proposed development meets all setbacks, unit size, structure height, and off-street parking <br />requirements established in the R-2 district. The site plan is deficient in the number of <br />ornamental trees and shrubs required in the R-2 district. The site plan will also need to be revised <br />to provide the required screening when a multiple family development abuts a single-family <br />development.
