The <br />preliminary plat consists of a Preliminary Plat Sheet, E,'dsting Conditions Sheet, Prelim/nary Site & Utility <br />Plan, and a Preliminary Grading Plan prepared by Pioneer Engineering dated August 2, 2002, revised <br />September 25, 2002, We offer the following comments: <br /> <br />General: The subject property is 19.46 acres in s}ze and is generally located south of Riverdale Drive and <br />north of the e,,dsting Rivenwick 2nd Addition residential development. The preliminary plat presented <br />proposes to develop the property with 112 townhouse units. The townhomes will be subject to a site plan <br />review for all other aspects of the proposal including but not limited to architectural standards, off-street <br />parking, structure setbacks, and landscaping. <br /> <br />Plattina: The proposed plat for Rivenwick 3a Addition will be platted as a Common Interest COmmunity <br />(CIC). The preliminary plat the City reviews will consist of large lots and each indiVidual townhouse unit <br />will be recorded at Anoka County when the Construction of the townhome units has commenced. The <br />townhouse units platted at Anoka County must Conform to the approved site plan and preliminary plat. <br /> <br />Zoning: A majority of the subject property is zoned R-2 and the proposed townhouse development is a <br />permitted use within the R-2 Medium Density Residential district. Due to the realignment of Riverdale <br />Drive to the north, a portion of the subject property is zoned B-1. Business and therefore will need to be <br />rezoned to R-2 Medium Density Residential. The City has received the required rezoning application; the: <br />City Council will be reviewing the request on November 12, 2002.. <br /> <br />Density: The subject property is 19.46 acres in size. The Comprehensive Plan stipulates major road right2 <br />of-ways must be subtracted from the total parcel area to determine net density. Riverdale Drive is a MSA <br />road and therefore the net project area is 16.0 acres in size.
