City Code requires each <br />townhouse unit to be a certain size based on the number of bedrooms the umt will contain. <br /> <br />1 bedroom 700 square feet <br />2 bedroom 8'00 square feet <br />3 bedroom 960 square feet <br /> <br />Information provided to Staff indicates that the smallest- unit will be 1,078 square feet in size. The <br />proposed townhome units exceed City Code requirements. <br /> <br />Setbacks: The proposed development is subject to the following setbacks: <br /> <br />Building setback from public street 25 feet <br />right of way <br />Building setback from private street 25 <br />Building setback from e,,cterior 30 feet <br />development boundary line <br />Setback from building to building 20 feet <br /> <br />The proposed development meets or exceeds all of the required setbacks. It should be noted that. these <br />setbacks are applicable to any appurtenances of the structure such as decks or patios. <br /> <br />Structure Height: City Code restricts the building height to 35 feet. Staff will need to be provided with <br />plans outlining the' building height of the proposed townhouse structures. Staff anticipates that the <br />proposed townhouse units will meet the '35 foot height 'restriction. <br /> <br />Parking Node Setback: City Code requires all parking nodes to be a minimum of 30-feet from the <br />exterior development boundary line. The R-2 District also requires a 15-foot parking node setback from <br />each townhouse structure. The site plan complies with parking node setback requirements. <br /> <br />Off-Street Parking Requriements: The proposed development is required to provide a minimum of 224 <br />off-street parking stalls (2 parking stalls per unit). The proposed townhouse units will have either a one <br />stall or a two stall garage and~alI units are required to provide a driveway 25 feet in length. The proposed · <br />garage and dhveway pad will provide enough area for 2 off-street parking stalls. The site plan is also <br />providing for 42 additional parking spaces located within parking nodes throughout the development. <br /> <br />Maximum Driveway Width: The maximum driveway width permitted for each unit is 20'feet. The site <br />plan appears to meet this requirement, however the site plan should be revised 'to include this information. <br /> <br />Grading and Drainage: A detailed grading and drainage plan is being addreSsed as part of the preliminary <br />plat for Rivenwick 3'd Addition. <br /> <br />-209- <br /> <br /> <br />
