-210- <br /> <br />Site Plan Review: Rivenwick 3r~ Addition <br />Page 3 of 4 <br /> <br />Landscaping. The site plan is meeting landscaping requirements established in the R-2 district. The site <br />plan is providing 224 overstory, tress, 344 overstory and ornamental trees along the berm, and 1,344 <br />foundation shrubs. <br /> <br />Screening: The proposed project area is located adjacent to an e~sting single family urban development <br />and the R-2 District requires an additional 10% in landscaping plantings to be placed within a 30 foot <br />bufferyard area along the common boundary line. According to City Code, the developer will be required to <br />provide an additional 201 plantings. The additional landscaping requirements must be placed within a 30- <br />foot bufferyard located along the common, boundary line of Rivenwick 3'a Addition and the e,,dsting R-1 <br />Residential development to the south. <br /> <br />The property, contains an e,,fisting berm located along the common boundary line that contains 344 <br />established trees. The berm also contains several hundred scotch pines. The tree planting variety and count <br />established on the berm complies with the R-2 screening requirements. <br /> <br />Densiw Transitioning: The proposed townhouse development will be required to comply with the newly <br />adopted Density Transitioning Ordinance. The developer is proposing to satisfy density-transitioning <br />requirements by the Landscape Buffeting option. The Density Transitioning Ordinance states that when an <br />R-2 Medium Residential Development abuts a R-I Single Family development the developer must provide <br />a 25 foot wide buffer, in common ownership, with a minimum of 2 over stoW trees, 2 evergreen trees, ~d <br />2 under stow trees per 100 feet of property abutting the adjacent R-1 district. In this case, the development <br />would be required to provide 72 trees; the berm currently contains 344 established over story and under <br />story trees. The townhouse development significantly exceeds landscape buffering density-transitioning <br />requirements. <br /> <br />Ground Cover/Irrigation: City Code requires all areas, otherwise not improved to be established with <br />sod. An irrigation system will need tO be provided 'throughout the developme~it Where sodded and <br />landscaped areas are established. The proposed irrigation system wilt need to be reviewed by the City <br />Engineer. <br /> <br />Architectural Standards: Building elevations have been provided. E~erior materials are proposing to <br />consist of vinyl siding with brick and cedar accents. The e~erior materials for the proposed townhouse <br />units meet City Code requirements. <br /> <br />Mailbox Location: The placement of the mailboxes for the townhome development should be located <br />within the' private driveway collectors. <br /> <br />Utilities: The development will be served by municipal water and sanitary services. It is proposed that <br />one service lateral fbr sewer and water will be emended to each building. A discussion regarding water <br />metering will need to take place and be addressed in the development agreement. <br /> <br />Stormwater Management Fee: The City has enacted a stormwater management fee at a rate of $375.00 <br />per residential lot. The payment of this fee will be required prior to recording the plat.
