I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> REQUEST FOR EXTENSION TO SUBMIT FINAL PLAT FOR <br /> LORD OF LIFE MINOR SUBDMSION; <br />CASE OF LORD OF LIFE CHURCItORRIN T/tOMPSON HOMES <br />By: Principal Planner Patrick Trudgeon <br /> <br />Background: <br /> <br />In the summer of 2001, Lord of Life Church submitted several land use applications to construct <br />a 47-unit townhome building on their property located on Nowthen Blvd. On October 23, 2001, <br />the City Council approved a site plan, a variance to height restrictions, and a rezoning and <br />comprehensive plan amendment for the Lord of Life project. Lord of Life had also applied for a <br />minor subdivision to create a lot on which the senior apartment building would be constructed. <br />The sketch plan was approved by the Planning Commission on September 4, 2002. The next <br />step would be for the applicant to submit a final plat for City Council consideration. The <br />applicant decided to wait to submit the final plat in order to do some pre-sales for the senior <br />apartment units. <br /> <br />Under City Code, a final plat must be submitted no later than one year after preliminary plat <br />approval. At~er the one year deadline, the City Council may grant an extension in time to the <br />applicant. While the code is silent on how to treat minor subdivisions, staff is believes the same <br />standard regulating major subdivisions should apply. <br /> <br />Lord of Life has submitted a request to the City Council to extend the time limit to submit a final <br />plat for their senior apartment project for one year. <br /> <br />The following item is included for your review: <br /> <br />a) <br />b) <br /> <br />Letter from Lord of Life dated October 9, 2002 requesting a one-year extension. <br />Resolution granting a one-year extension to Lord of Life Church to submit a final plat for <br />the Lord of Life minor subdivision. <br /> <br />Recommendation: <br /> <br />City Staff recommends adoption of the enclosed resolution granting a one year extension to <br />submit a final plat for the Lord of Life minor subdivision. <br /> <br />Council Action: <br /> <br />Motion to adopt Resolutions #02-10- granting a one year extension to Lord of Life Church to <br />submit the final plat for the Lord of Life minor subdivision. <br /> <br />Review Checklist: <br /> <br />Community Development Director <br />City Attorney <br /> <br />CC: 10/22/02 <br /> <br />-149- <br /> <br /> <br />
