Preliminary Plat t~"hite Oak Addition <br />August 29, 2002 <br />Revised: September 17, 2002 <br />ReViSed.· October 4, 2002 <br />Revised October 22, 2002 <br />Page 3 of 3 <br />Based on direction from the City Council, City staff visited the development site to review the <br />location of the wetland and the possibility of flooding on Lot 1, Block 1. From the site visit staff <br />has determined that flooding is not a concern for Lot 1, BloCk 1. Also, the FEMA floodplain map <br />illustrates that the floodplain is consistent with the areas delineated as wetland on the grading <br />plan. <br /> <br />Utilities: All lots will be served by on-site sewer and water. <br /> <br />Tree :Preservation: The Preliminary Grading Plan identifies an area for tree preservation. While <br />the City currently does not have a tree preservation ordinance, we encourage you to work with <br />City Staff to identify additional areas for tree protection as the project goes forward. Please <br />contact Mark Boos at (763) 433-9853 to discuss the matter further. <br /> <br />Park Dedication: The City's park dedication fee is $1,700 per unit. The City has the option for <br />land, cash or a combination thereof. The City's Park and Trail Plan shows a 75' foot wide or. <br />greater trail corridor traversing west to east through this tract. A revised preliminary plat has been <br />submitted that shows a 75' trail corridor traversing west to east through the tract. The proposed <br />trail is approximately 2.07 acres. The area of the trail will need to be determined before a formal <br />Park Dedication recommendation can be made. <br /> <br />Stormwater Management: The City has established a storm water management fee that must be <br />paid prior to release of the final plat for recording. The current rate is $375 per lot. <br /> <br />Other Permits: The developer is responsible for obtaining any permits required from other <br />regulatory agencies. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, October 22, 2002 at the Ramsey' Fire <br />Station No. 2, 15050 Armstrong Blvd. NW, to review your preliminary plat.
