Principal Planner Trudgeon replied that k was the desire of the developer to proceed with the two units and allow time for discussion pertaining to the 16 units. Councilmember Anderson stated that they still need to get an approval from the County on some of the roads. Mayor Gamec replied that unless there is a formal plan the County will not even consider reviewing the plan. Councilmember Zimmerman stated that' the County reviews preliminary plat and usually the governing body does not act until they receive a report. Principal Planner Trudgeon noted' that the City had not received a response from the. County as of yet. : Councilmember Zimmerman inquired if one of the roads, will access C.R. #5. Principal Planner Trudgeon replied no. Councilmember Zimmerman inquired as to the location of the 16 unit structures. Principal Planner Trudgeon reviewed the proposed layout of the site. Councilmember Zimmerman inquired iftl~ere were any wetlands on the property, Principal Planner Trudgeon identified the two. wetlands on the property, noting that they equal 7/10ths of an acre. Councilmember Kurak inquired as to why the park dedication and trail issues were being discussed at a future Park Commission meeting. Principal Planner Trudgeon explained that the Park Commission meeting had not yet been held, but the Parks Supervisor had indicated that they will probably 'be recommending cash for park dedication. Councilmember Kurak inquired if they typically approve a preliminary plat without a recommendation of the Park Commission. Principal Planner Trudgeon replied that it does happen occasionally. Councilmember Kurak inquired if the City would be requesting some sort of escrow to complete the future extensions of the roads. Principal Planner Trudgeon replied that the City can either require an escrow from the developer or require adjoining property to extend the roads in the future.
