Principal Planner Trudgeon replied that k was the desire of the developer to proceed with the two <br />units and allow time for discussion pertaining to the 16 units. <br /> <br />Councilmember Anderson stated that they still need to get an approval from the County on some <br />of the roads. <br /> <br />Mayor Gamec replied that unless there is a formal plan the County will not even consider <br />reviewing the plan. <br /> <br />Councilmember Zimmerman stated that' the County reviews preliminary plat and usually the <br />governing body does not act until they receive a report. <br /> <br />Principal Planner Trudgeon noted' that the City had not received a response from the. County as of <br />yet. : <br /> <br />Councilmember Zimmerman inquired if one of the roads, will access C.R. #5. <br /> <br />Principal Planner Trudgeon replied no. <br /> <br />Councilmember Zimmerman inquired as to the location of the 16 unit structures. <br /> <br />Principal Planner Trudgeon reviewed the proposed layout of the site. <br /> <br />Councilmember Zimmerman inquired iftl~ere were any wetlands on the property, <br /> <br />Principal Planner Trudgeon identified the two. wetlands on the property, noting that they equal <br />7/10ths of an acre. <br /> <br />Councilmember Kurak inquired as to why the park dedication and trail issues were being <br />discussed at a future Park Commission meeting. <br /> <br />Principal Planner Trudgeon explained that the Park Commission meeting had not yet been held, <br />but the Parks Supervisor had indicated that they will probably 'be recommending cash for park <br />dedication. <br /> <br />Councilmember Kurak inquired if they typically approve a preliminary plat without a <br />recommendation of the Park Commission. <br /> <br />Principal Planner Trudgeon replied that it does happen occasionally. <br /> <br />Councilmember Kurak inquired if the City would be requesting some sort of escrow to complete <br />the future extensions of the roads. <br /> <br />Principal Planner Trudgeon replied that the City can either require an escrow from the developer <br />or require adjoining property to extend the roads in the future. <br /> <br /> City Council/September 24, 2002 <br /> Page 21 of 33 <br /> <br />-325- <br /> <br /> <br />
