-326-

Mayor Gamec noted that the neighboring property owners requested that the road extensions be
done when their land is developed.

Councilmember Kurak replied that the property owners could be speaking for a future property
owner. She felt that they should have the funds escrowed to pay for the roads in the future and
make sure there is language included in the development agreement indicating that there is
nothing that will prevent those roads being connected in the future.

Principal Planner Trudgeon reviewed the tree preservation plan for the site.

Councilmember Kurak inquired if the proposed single family homes along Alpine Drive would
have a driveway onto a MSA street.

Principal City Engineer Olson explained that they are proposing to have one access for every two
homes.

Councilmember Hendriksen inquired if the drivewaYs could not be orientated to the rear of the
property.

PrinCipal City Engineer Olson replied that the developer had considered that option, but there are
significant grade issues as well as a City policy that states that private drives can be no longer than
600 feet.

Councilmember Kurak inquired if the sewer extension issues through the Fox Knoll development
had been resolved.

Principal City Engineer Olson replied no.

Councilmember Hendriksen inquired as to the size of each of the three ex/sting single~farrdly tots
along Sunfish Lake Boulevard,

Principal City Engineer Olson replied that each of those lots are approximately 2.5 acres.

Councilmember Hendriksen inquired if any of those propertY owners were in attendance.

None were present.

Councilmember Hendriksen stated that he did have a few minutes to meet with Ms. Kuechle prior
to another meeting where he showed her the density transition ordinance and if there was ever an
instance where true density transition should be required it should be when there are 2.5 acre lots
adjoining multiple townhouses. In that brief discussion she indicated that she had not heard that
that was even an option. He inquired if the neighbors were notified of this meeting.

City Council/September 24, 2002

I
I
I
I

I'
I
I
I,
I
I
I
I
I
I
I
I
I
I
I
