We offer the following comments: <br /> <br />General: The subject property is approximately 23.36 acres in size and is generally located in the <br />triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake Blvd., and Alpine Dr. <br />The two-unit townhomes are part of a bigger development. The area where the two-unit <br />townhomes will be located are approximately 13 acres. The site plan shows 19 two-unit buildings <br />for a total of 38 townhouse units. <br /> <br />Zoning: The sUbject property is zoned R-2 and the proposed townhouse, development is a <br />permitted use in the R-2 district. <br /> <br />Density:, The total development property contains 23.36 acres: Of that amount, 0.7 acres are <br />wetlands. The net density of the whole property is 1.8 units per acre. It is the City's <br />understanding that the outlots are proposed to be developed in the future. With the R-2 Zoning <br />District regulations, the property shown in the preliminary plat (including the outlots when <br />developed) cannot exceed 7 units per .net acre. <br /> <br />Streets: The two-unit townhome units will have public Street access to County Road 57 and <br />Alpine Drive (formerly 153~a Ave:), a city municipal state aide road. Four of the dwelling units <br />will get access directly from the 154th Ave. and 154t~ Lane. The remaining dwelling units will be <br />using private streets feeding off of public streets for access. <br /> <br />The table below indicates City Code requirements for private street lengths in the R-2 district: <br /> <br />Maximum private street length without a 200feet <br />turnaround provided <br />Maximum private street length with a turning 300 feet <br /> <br />-407- <br /> <br /> <br />
