Site Plan Review: Villas of Meadow Point <br />September 26, 2002, Revised October 18, 2002 <br />Page 2 of 4 <br /> <br />I <br />I <br /> <br />provision provided <br /> <br />Maximum private street length with a cul-de- <br />sac provided <br /> <br />600 f~et, when exceeding the 300 foot length <br />requirement, the private street width must be <br />32 feet. <br /> <br />The duplex lots are proposed to be served by driveway collectors and a private sheet with a cul- <br />de-sac. The private streets shown on the site plan meet City Code. The driveway collectors and <br />private streets servicing Block 2 are 32 feet wide and may have on-street parking. The two <br />temporary dead ends must be designed with temporary cul-de-sacs. The private drive serving <br />Block 1 must be equipped with a turn aroUnd. The development is providing the required public <br />street '(Sodium St., 154th Ave. and 154th Lane) through the development. The private streets that <br />are 24 feet in width and will not be permitted to have on-street parking. <br /> <br />A permit from Anoka County will be required for access on to CSAH 57. <br /> <br />Townhouse size: The site plan is showing two-unit townhomes. City Code requires each~ <br />townhouse unit to be a certain size based on the number of bedrooms the unit will contain. <br /> <br />1 bedroom 700 square feet <br />2 bedroom 800 square feet <br />3 bedroom 960 square feet <br /> <br />Information provided to Staff indicates that the each unit will have 1,816 square feet on the main <br />floor. The proposed townhome units exceed City Code requirements. <br /> <br />Setbacks: The proposed development is subject t° the following setbacks: <br /> <br />Building setbaCk'from public street 25 feet <br />fight of way. <br />Building setba'ck from private st..met 25 feet <br />Building setback from exterior 30 feet <br />~evetopment boundary'line <br /> Setback from building to building 20 feet <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />The proposed development meets or exceeds all of the required setbacks. It should be noted that <br />these setbacks are applicable to any appurtenances of the structure such as decks or patios. <br /> <br />Structure lleight: City Code restricts the building height to'35 feet. The plans show that the <br />height' of the structure will be 22 feet in height. The units meet the requirement of the ordinance. <br /> <br />-408- <br /> <br />Off-Street Parking Requirements: The proposed development is required to provide a <br />minimum of 76 off-street parking stalls (2 parking stalls per unit). Ail of the proposed townhouse <br />un/ts will have a two stall garage and all un/ts are required to provide a driveway 25 feet in length. <br /> <br />I <br />I <br /> <br /> <br />
