I <br />I <br /> <br />Site Plan Review: Villas of Meadow Point <br />September 26, 2002, Revised October 18, 2002 <br />Page 3 of 4 <br /> <br />I <br />I <br /> <br />The proposed garage and driveway pad will provide enough area to meet the off-street parking <br />requirements. <br /> <br />Maximum Driveway Width: The maximum driveway width permitted for each unit is 20-feet. <br />The two-unit structures do not have a driveway that exceeds 40. feet in width. The site plan meets <br />the requirement of the ordinance. <br /> <br />Grading and Drainage: A detailed grading and drainage plan is being addressed as part of the <br />plat review for Villas of Meadow Point. <br /> <br />Landscaping. The following plantings are required: <br /> <br />Overstory 2 trees per dwelling unit <br />Deciduous/C oniferous <br />Ornamental Trees 2 trees per each overstory tree <br />Shrubs 6 trees per each overstory tree <br /> <br />The site plan is required to provide 76 overstory trees, 152 ornamental trees, and 456 shrubs. <br />The site plan shows 76 overstory trees, 152 ornamental trees and 665 shrubs. The site plan meets <br />the requirement of the ordinance. <br /> <br />The landscape plan calls for two overstory trees per dwelling unit (American Elm), four ornamental <br />trees per dwelling unit (Prairie Crab) and twelve shrubs per dwelling unit (mixture of Lilac, <br />Hydrangea, Winter Berry, Rose Magnifica and Red Prince Weigela). The landscape plan is <br />acceptable. <br /> <br />I <br />I <br /> <br />I <br />I <br />I <br /> <br />Densit3' Transition In addition to the building landscaping requkements, you are required to <br />provide additional vegetation'to act as a buffer between the new units and. the existing single- <br />family homes. The property bou. ndary adjacent to the single-family homes is roughly 1,000 feet <br />resulting, in an additional . twenty overstory trees, twenty evergreen trees, and twenty understory <br />trees. According to the site 'plan, there will be twenty-six overstory trees, twenty-five evergreen. <br />trees, and twenty understory trees. All either meet or exceed our requirements. <br /> <br />Screening: The proposed project area is located adjacent to existing single family homes located <br />with the Metropolitan Urban Service Area (MUSA). The R-2 District requires an additional 10% <br />in landscaping plantings to be placed within a 30 foot bufferyard area along the common boundary <br />line. According to City Code, the developer will be required to provide an additional 8 overstory <br />trees, 15 ornamental trees, and 46 shrubs. The additional overstory and understory plantings have <br />been met through the density transition requirements and the additional shrubs have been meet <br />with additional plantings surrounding the townhomes. <br /> <br />Ground Cover/Irrigation: City Code requires all areas otherwise not improved to be <br />established with sod or ground cover. An irrigation system will need to be provided throughout <br />the development where sodded and landscaped areas are established. The PropOsed' irrigation <br />system will need to be reviewed by the City 'Engineer. <br /> <br />-409- <br /> <br /> <br />
