-412- <br /> <br />REQUIRED EVlPROVEMENTS, The Permittee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br />Site grading in accordance with the approved Grading Plan prepared by Hakanson <br />Anderson Associates, Inc., dated July 9, 2002, Last ReVision Date September I7, 2002. <br />Installation of bituminous streets and driveways. <br />Installation of five foot sidewalk along one side of Sodium St., 154m Ave., and 154m Lane <br /> <br />Installation of B-612 continuous concrete curbing and gutter around the perimeter of all <br />bituminous surfaces, except residential driveways. <br />Establishment of turf in areas disturbed during construction and in accordance with the <br />Site Plan, <br />Landscaping in accordance with the Site Plan prepared by Hakanson Anderson Associates <br />dated September 6, 2002. <br /> <br />("Required Improvements). <br /> <br />5. <br /> <br />FTRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items <br />on the Site shall be as directed by the City's Fire Chief. The Permittee herein agrees to post <br />"nO parking" along private streets in accordance with the instructions of the Fire Chief/Public <br />Works Director. <br /> <br />7. LIGHTING. Any lighting installed on the Site is subject to prior approval by the City <br /> Engineer. <br /> <br />BUll,DING FACADE. The Permittee agrees to construct the Structures of maintenance- <br />free steel siding, face brick, and E.I.F.S. and asphalt shingles in accordance with the Building <br />Elevations submitted by Lampert Architects dated September' 6, 2002. <br /> <br />IVlAILBOX STANDARDS. A uniform cluster mailbox plan will be required if the mailboxes <br />are located 9n the public right-of-way. The design and location of the mailboxes are subject · <br />to the approval of the Public Works Director. <br /> <br />10. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT. No building permits for the Site will be <br />issued until the Permittee has: a) signed this Development Permit; b) all financial obligations <br />related to this permit have been ful}illed; c) the final plat of Villas of Meadow Point has been <br />recorded at Anoka County; d) a permit from the Lower Rum River Watershed Management <br />has been obtained and e) reasonable vehicle access to the lots are provided <br /> <br />11. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements shall be <br /> completed before November 1, 2003. <br /> <br />12. ESCROW FOR REQUIRED IMPROVEMt;NTS.
