Staff offers the following comments: <br /> <br />General: The final plat shows five lots being created out of a 28.5-acre parcel. The two existing <br />houses located on proposed Lot 1 will be removed as a part of the development. The plat~ also <br />included an outlot that is entirely wetland. The preliminary plat was approved by the City <br />Council on October 22, 2002. <br /> <br />Zoning: The property is currently Zoned R-1 Residential and is located in the Rural Developing <br />Area. <br /> <br />Lot Sizes and Dimensions: The current minimum lot size. in theRural Developing District is 2.5 <br />acres. All five lots are larger than the minimum and meet lot width requirements as defined in <br />City Ordinances. <br /> <br />Resubdivision Plan: City policy requires new plats in 'the Rural Developing Area to include a <br />resubdivision plan showing how the subject property might be-resubdivided according to urban <br />residential standards. Staffhas received a resubdivision plan and finds it generally acceptable.. <br /> <br />Drainage: The city. has received drainage information for the plat and £mds the drainage plan <br />generally acceptable, however the outfloTM pipe from the pond should be increased in size to a. <br />15-inch pipe. It is the. property owner's responsibility to take full responsibility in ensuring that <br />there is adequate drainage away from· structures. <br /> <br />Streets: Lots 2, 3, 4, and 5 will gain access from the extension of 158m Lane into the property, <br />ending in a cul-de-sac. Lot 1 will gain access from CR56. The wetland located on LOts 2, 3, 4, <br />and 5 prohibits Lot 1 from gaining access to the new road. In their Anoka County is <br />recommending that all right-of-access along CR56 on Lots 2 and 5 be dedicated to. the County. <br /> <br />-137- <br /> <br /> <br />
