CASE #: <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF L.P. KEILLOR ADDITION; <br />CASE OF RON CANNER <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Ron Canner is requesting final plat approval to create a new 2.5 acre lot from an existing 11 <br />acre parcel located at 17964 179'h Lane N.W. (County Road #27). The following items are <br />enclosed for your information: <br /> <br />a) Site location map <br />b) Proposed final plat <br />c) City Staff review letter dated December 5, 2002 <br />d) Proposed development agreement <br />e) Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />The plat is a minor subdivision and is not required to be subjected to a public heating. <br /> <br />Observations: <br /> <br />.The 11 acre parcel was formerly the homestead of Mr. Canner's father-in-laTM (L.P. Keillor) and <br />now, one of Mr. Canner's daughter resides on the property. Mr. Canner and his daughter are <br />requesting a subdivision to create a 2.5 acre lot in the southwest comer of the property for one of <br />Mr. Canner's other daughters. <br /> <br />The current minimum lot size in the R-1 Residential Rural Developing District is 2.5 acres and <br />the minimum frontage, on a public road is 200 feet. The. neW 10t to be platted meets these <br />requirements. <br /> <br />The parcel will derive public access from 179~ Lane N.W. (County Road #27). In accordance <br />with the County's request, an additional 27 feet of right-of-way is being dedicated adjacent to <br />County Road #27. The final plat needs to be modified to dedicate the right-of-access to the <br />County along County Road #27, except at the point approved for access. <br /> <br />Rogers Lake encroaches onto the property and in accordance with City policy, that area has been <br />delineated and encumbered with a drainage and utility easement. <br /> <br />The standard park dedication, trail and stormwater fees will be collected for the new lot created.- <br /> <br /> <br />
