The submittal consists of Final Plat consisting of three sheets <br />and received October 28, 2002, Revised November 15, 2002 and nine (9) sheets consisting of a <br />Final Grading and Drainage Plan dated September 12, 2002, Revised September 23, 2002, <br />Revised October 23, 2002, Final Street and Storm Sewer plans dated September 12, 2002 and <br />Revised October 23, 2002, Final Utility Plan dated September 12, 2002, Revised October 23, <br />2002, a Tree Protection Plan dated September t2, 2002, Revised October 23, 2002 that were all <br />prepared by Hakanson Anderson Associates, Inc. We offer the following comments: <br /> <br />1. General: The property being platted is a part of 23.36 acres planne, d to be developed with <br /> townhomes and single family lots. The final Plat submitted to the City is the first phase of the <br /> Villas of Meadow Pointe subdivision. The subject property is generally located in the <br /> triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake Blvd., and Alpine <br /> Dr. The final plat is proposing to develop 10 townhome units and three single family lots. <br /> <br />2. Zoning and Density: The property is currently zoned a combination of R-2 Medium Density <br /> Residential and R-1 Single Family Residential. The townhomes are shoWn on the property <br /> zoned R-2 and the single-family lots are shown on the land zoned R~ 1. The proposed number <br /> of units and density are in compliance with the R- 1 and R-2 standards. <br /> <br />Lots: The lots shown on the final plat conform with the preliminary plat approved on Octobe¢ <br />22, 2002. <br /> <br />.Open Space: Under City Ordinances, townhome developments shall have a mimmum of 40% of <br />the development property as open space for the enjoyment of its residents.
