-234- <br /> <br />Final Plat Review: Villas at Meadow Pointe <br />November 22, 2002 <br />Page 3 of 4 <br /> <br />The utility separation between sanitary sewer and watermain must be a minimum of l0 feet <br />horizontally. This separation is only five feet along the northern boundary of Lot 2, Block 1. <br />In addition, a minimum easement of 35 feet in width is needed to accommodate the sewer and <br />water utilities along the line, but only a 25 foot easement has been provided. <br /> <br />· There appears to be a conflict in grade elevation between the storm lines between catchbasin 9 <br /> and 10 and the water main in Sodium Street that needs to be corrected. <br /> <br />· There appears to be a conflict in grade between the storm line between catchbasin 10 and 11 <br /> and the sanitary sewer stubbed to the east on.the intersection. <br /> <br />The watermain placed within the 3:I slope along the west property line needs to be buried <br />deeper than shown in order :to maintain a 7.5 foot frost separation. <br /> <br />It is staff's recommendation that additional profile sections illustrating the underground utilities <br />be added to the plan and submitted for review prior to scheduling a preconstmction conference. <br /> <br />Park Dedication: The proposed plat was reviewed at the September 12, 2002 Park <br />Commission meeting. The Park Commission is requiring that park dedication fees be paid for <br />the development. The Park Dedication fee in effect at the time of Final Plat approval will be <br />charged. (The 2002 rate is $1,700.00 per housing unit). <br /> <br />10. <br /> <br />Trail Development and Trail Fees: The proposed plat was reviewed at the September 1'2, <br />2002 Park Commission meeting. The Park Commission is requiring that trail developiment <br />fees be paid for the development. The Trail Development fee in effect at the time of Final Plat <br />approval will be charged. (The 2001 rate is $400.00 per housing unit). In addition, the Park <br />Commission also is requiring that the developer construct 8-foot bituminous trails along <br />Sunfish Lake Blvd., Alpine Dr., and Nowthen Blvd. where the proposed development abuts <br />the aforementioned right-of-ways. Under the motion approved by the Park Commission, <br />these trails wilI not be eligible for credit. For this particular plat, the 8-foot trail shall be built <br />along Alpine Dr. <br /> <br />11. <br /> <br />Stormwater Management Fee: The City's 2002 stormwater management fee is $375.00 per <br />unit and is required prior to recording the plat. The rate in effect at time the final' plat is <br />approved will be charged to the development. <br /> <br />12. Other Permits: The developer is responsible for obtaining any permits' required from other <br /> regulatory agencies. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, November 26, 2002, at Ramsey Fire <br />Station #2, to consider the proposed final plat. A copy of the case cover sheet is enclosed' for <br />your infbrmation. 1: suggest that you, or your representative, be present at the meeting to answer <br /> <br /> <br />
