We offer the <br />follo~ing comments: <br /> <br />General: The property is located on the southwest comer of County Road 56 (Ramsey Blvd) at <br />158m Lane NW. The proposed major subdivision is a replat of the Kruger homestead that will <br />create five lots. The lots .will be of the following dimensions: one 8.54 acre lot, one 4.40 acre lot, <br />one 8.32 acre lot, one 2.57 acre lot, and one 2.84 acre lot from the existing homestead, consisting <br />of a 27.4-acre parcel (total area is approximately 28.5 acres, including the outlot mentioned in the <br />next paragraph). The main homestead as well as a second dwelling unit are located on proposed <br />Lot 5; both will be demolished and removed from the property. <br /> <br />The plat also includes Outlot A, which is located on the other side of County Road 56 from the <br />main tract. The outlot is entirely wetland. <br /> <br />Zoning: The property is currently zoned R-1 Residential and is located in the Rural Developing <br />Area. <br /> <br />Density: The 2001 Comprehensive Plan designates this area for single family residential <br />development at a gross density not to exceed 1' units per 2.5 acres, The average lot size for this <br />development is approximately 5.7 acres and all lots exceed 2.5 acres. <br /> <br />Access and Streets: Lots 2, 3, 4, and 5 will gain access from the extension of 158th Lane into the <br />property, ending in a cuI~de-sac. The proposed cul-de-sac does not exceed, the maximum length <br /> <br />-103- <br /> <br /> <br />
