(Sodium St., 154th Ave. and 154m Lane) in accordance with City Ordinances. <br /> <br />Trail Development and Trail Fees: The proposed plat was reviewed at the September 12, <br />2002 Park Commission meeting. The Park Commission is requiring that trail development <br />fees be paid for the development. The Trail Development fee in effect at the time of Final Plat <br />approval will be charged. (The 2001 rate is $400.00 per housing unit). In addition, the Park <br />Commission also is requiring that the developer construct 8-foot bituminous trails along <br />Sunfish Lake Blvd., Alpine Dr., and Nowthen Blvd. where the proposed development abuts <br />the aforementioned right-of-ways. Under the motion approved' by the park Commission, <br />these trails will not be eligible for credit. <br /> <br />Stormwater Management Fee: The City's stormwater management.. fee is $375.00 per unit <br />and is required prior to recording the plat. <br /> <br />Density Transition: The City Council recently adopted a density transition ordinance that <br />took effect on September 30, 2002. As part of your site plan submittal you have provided the <br />City with information on how the western property lines would have landscape buffering in <br />accordance with the new ordinance. A preliminary review of the buffering finds that the <br />landscape buffering will be in compliance with the new ordinance with the exception of the <br />absence of one evergreen tree. Staff will comment on the density transition in more detail <br />during the site plan review process. <br /> <br />Other Permits: The developer is responsible for obtaining any permits required from other <br />regulatory agencies. <br /> <br />Sept.ember 24, 2002 City Council Meeting;. The City Council, at thek September 24, 2002 <br />meeting, tabled actii~n on ihe' preliminary plat of Villas of Meadow Point in order to get <br />further information on several matters. These items included the finding out the Ramsey Park <br />Commission's actions regarding the plat (see #11 and #13 of this letter) , Anoka County's <br />response to the plat, the possibility of relocating the accesses for the single family lots on <br />Alpine Dr. to the rear, and the extension of the-sanitary sewer trunk line. In addition, the. City <br />Council instructed staff to send the new density transition ordinance to the three adjoining <br />property owners along the western border of the development to inform them' of the density <br />transition options available to the City. The letter and ordinance was sent out on September <br />30, 2002. <br /> <br />The City Council will be discussing the emension of the sanitary sewer trunk line into the <br />development and how it will be financed at a work session on October 8, 2002 at 5:30 p.m. <br />Please plan on attending. <br /> <br />-141- <br /> <br /> <br />
