development. Sheet 8 of 12 contains the details of the sound wall. The sound wall shall be <br />built to these standards subject to any comments from the City Engineer. <br /> <br />7. Stormwater Manaaement Fee. The stormwater management fee for this development was <br /> paid as part of Evergreen Point 1~t Addition. <br /> <br />Trunk Sewer and Water Fees: The current plat is for 52 lots of the total of 110 units that <br />were granted preliminary plat approval. The sewer and water trunk fees are $1,814.00. per <br />unit. Therefore, $94,328.00 is dbe to the City prior to the releasing of the final plat for <br />recording. <br /> <br />Park Dedication: At the time of sketch plan review, the Park Commission recommended that <br />park dedication be satisfied with a cash payment. The current cash rate is $1700 per unit. A <br />payment of $88,400.00 is required prior to release of the final plat for recording: <br /> <br />Trails and Trail Fees: The trail fees due prior to plat recording are $400 per unit. As part of <br />City requirements, you will be constructing an eight (8) foot wide bituminous trail parallel to <br />Alpine Drive N.W. and Fluorine St. NW. Neither of these trails are trail"fee credit eligible. <br />The development agreement will require that the trails be dedicated to the City in a separate <br />recordable document. Trail fees in the amount of $20,800.00 shall be paid to the City prior <br />to the release of the final plat for recording. <br /> <br />11. Other Permits: The applicant is responsible for procuring any permits required by other <br /> agencies. <br /> <br />The City Council will be conducting the public hearing and considering your request for final <br />plat approval at 7:00 p.m. on Tuesday, October 8, 2002, at the Ramsey Fire Station #2, 15050 <br />Armstrong Blvd. N.W. A copy of the case cover sheet is enclosed for your information. I <br />strongly suggest that you, or your representative, be present at the meeting.
