We offer the following <br />comments: <br /> <br />General: The property is located on the southwest comer of County Road 56 (Ramsey Blvd) at <br />158th Lane NW. The proposed major subdivision is a replat of the Kruger homestead that will <br />create five lots. Four lots will be of the following dimensions: one 8.54 acre lot, one 4.40 acre <br />lot, one 8.32 acre lot, and one 2.57 acre lot from the existing homestead, consisting of a 27.01 <br />acre parcel ('total area is approximately 29.2 acres, including the outlot mentioned in the next <br />paragraph). The main homestead is located on proposed Lot 5 and will remain after the other four <br />lots are developed; the size of this lot will be 2.84 acres. Lot 5 also contains a second dwelling <br />unit that will be removed as part of the development. <br /> <br />The plat also includes Outlot A, which is located on the other side of County Road 56 from the <br />main tract. The outlot is entirely wet/and. <br /> <br />Zoning: The property is currently zoned R-1 Residential and is located in the Rural Developing <br />Area. <br /> <br />Density: The 2001 Comprehensive Plan designates this area for s/ngle family residential <br />development at a gross density not to exceed. 1 units per 2.5 acres. The average lot size for this <br />development is 5.84 acres and all lots exceed 2.5 acres. <br /> <br />Access and Streets: Lots 2, 3, 4, and 5 will gain access from the extension of 158th Lane into the <br />property, ending in a cul-de-sac. The proposed cul-de-sac does not exceed the max/mum lengtl~ <br />of 600 ft. Lot 1 is proposed to gain access from County Road 56.
