Moe Architects, Inc. We offer the <br />following comments: <br /> <br />General: The site plan proposes to construct a 744 square foot addition to enclose the existing <br />grill/bar and add a second story for office use onto your existing building located 7550 Hwy. 10. <br /> <br />Zoning: The site is zoned B-3 Highway Business and the use of the proposed addition is <br />consistent with the B-3 Zoning District. <br /> <br />Access: The addition will not require any new accesses to public streets. <br /> <br />Building Size: The plan proposes to 'construct a 1500 square feet square foot enclosed kitchen <br />and office space addition with a footprint of 744 square feet. With the additioni the total building <br />size of your facility will be 9,980 square feet. <br /> <br />Lot Coverage: The site is approximately 16.64 acres in size and City Code restricts building <br />coverage to 35 percent of the lot area, or 724,828 square feet in this case. With the footprint of <br />the of the existing building of 8,480 square feet, plus the area of the patio which is 6,240 square <br />feet, and the footprint of the addition of 744 square feet, the total lot coverage is 15,464 square <br />feet, which is significantly under/he allowable lot coverage standard. <br /> <br />Utilities: The property will continue to be served by an on-site septic and welt system. <br /> <br />Setbacks: The proposed addition greatly exceeds the 35-foot front yard, 35-foot rear yard and <br />1 O-foot side yard setbacks established in the Highway Business District. <br /> <br />-191- <br /> <br /> <br />
