CITY OF RAMSEY DEVELOPMENT PERMIT DIAMONDS SPORTS BAR AND GRILL, INC On September 24, 2002, Site Plan approval was granted by the City of Ramsey ("City") to Ramsey Sports Bar and Grill, Inc. ("Permittee"), a Minnesota corporation, to construct a 744 square foot addition to the principal building ("Expansion") on the property which is generally known as 7550 Hwy. #10 N.W. and legally described as follows: Lot 1, Block 1, The Diamonds, Anoka County, Minnesota. the ("Site"). This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in accordance with the requirements of the State Building Code and Ramsey Zoning Code. SITE PLAN COMPLIANCE. The Expansion shall be sited and constructed on the Site as shown on the Site Plan consisting of two pages and prepared by Douglas A. Moe Architects Inc. dated July 23, 2002. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. LIGHTING. Any lighting installed on the structure is subject to the prior approval of the City Engineer and shall be designed so as to deflect light away from Hwy. #10. Bulbs emitting in excess of 3,000 lumens (150 watts) shall be so directed that the bulb is not visible from offofthe property where such light source is located BUILDING FACADE. The City agrees to allow the Permittee to face the Expansion in accordance with page A2 of the Site Plan prepared by Douglas A. Moe Architects Inc. dated July 23, 2002. REQUII/EMENTS FOR BUILDING. No building permit for the Site will be issued until the permittee has signed and returned this Development Permit. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements shall be completed on or before October 1, 2003. RECOGNITION OF LOCATION. The Permittee herein agrees to recognize Ramsey as the City of location for the facility on all forms of advertising and business correspondence. -193-
