-238- <br /> <br />According to City Code, a .7 acre parcel may have a maximum of 1,488 square feet of garage <br />and accessory building space. Mr. Steinke has a 760 square foot attached garage and the new <br />building is proposed to be 768 square feet. This results in a total .of 1,528 square feet of garage <br />space, which is 40 square feet over the maximum allowed. Mr. Steinke has stated that a 24'x30' <br />garage would be in compliance with City Code, but the 24'x32' structure he is proposing makes <br />more efficient use of building materials. Additionally, Mr. Steinke is entitled to erect addit/onal <br />non-permanent sheds (less than 120 square feet in size) on the property and he is willing to <br />commit to no other accessory buildings in lieu of the additional 40 square feet requested for the <br />new building. <br /> <br />The proposed detached accessory building will comply with all of the setback requirements. The <br />exterior walls are proposed to be faced with wood paneling like the dwelling, and the roof will be <br />finished with asphalt shingles. The architectural standards are in compliance with City Code. <br /> <br />The Planning Commission met and conducted a public hearing on August 29. There were no <br />verbal comments submitted at.the hearing.
