CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED HEIGHT AND SIZE <br />RESTRICTIONS FOR ACCESSORY BUILDINGS; CASE .OF WAYNE STEINKE <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />City Code restricts accessory structure building heights to 16 feet inside the Metropolitan Urban <br />Service Area (MUSA). The total amount of accessory structure space allowed on a parcel is <br />regulated by parcel size. The City received an application from Wayne Steinke for a conditional <br />use permit to exceed the detached accessory building height and size restrictions established in <br />City Code for the property located at 15661 Juniper Ridge Drive NW. The following items are <br />enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Aerial photo of property and dwelling <br />d) Rendering of proposed building <br />e) Applicant's supporting statements <br />f) Framing elevations <br />g) Petition from neighbors <br />h) Draft Planning Commission meeting minutes dated August 29, 2002 <br />i) Proposed resolution to adopt findings of fact <br />j) Proposed resolution to approve the conditional use permit <br />k) Proposed resolution to deny the conditional use permit <br /> <br />Notification: <br /> <br />In accordance with State statute, Staff attempted to notify owners of property within 350 feet of <br />the Subject Property of the applicant's request and the public hearing. <br /> <br />Observations: <br /> <br />The subject property is approximately .7 acres in size and is located within the Metropolitan <br />Urban Service Area (MUSA). The applicant is proposing to construct a detached accessory <br />building that will be approximately 21 feet 5 inches in height, which results in about a 6-foot <br />deviation from City Code. The applicant would like to exceed the 16-foot height restriction in <br />order to match the Clerestory architectural style of the home. In addition, the applicant is <br />proposing to install an 8-foot overhead garage door versus the standard 7-foot. The building is <br />also being designed with 18-inch deep trusses in order to eliminate the need for support posts on <br />the interior of the building. <br /> <br />-237- <br /> <br /> <br />
