Therefore, Staff is stating the general plat design is acceptable but is not <br />committing to any specific number of units at this time. <br /> <br />Commissioner Kociscak recused himself from this case. <br /> <br />Mr. Phil Dommer of Brightkeys stated he wanted to outline the principals they used in getting to <br />this point, share the home types on the property and listen to the Commission. The plan itself <br />offers density buffering and they pulled the units as far south as they could in working with the <br />wetland area. He stated they believe in amenity destinations, which means that they do not hide <br />amenities behind the units. He stated everyone coming into the development would benefit from <br />the wetlands. He stated they would build trails and make sure they connect to the new Town <br />Center. He stated they would be meeting something the community is asking for and serve both <br />ends of the market. One concern from the City with building the Town Center is if there are <br />enough people in the area and this will provide that. He stated he wants to understand what the <br />Commission means by buffering and he takes the Commission's concerns with density seriously. <br /> <br />Chairperson Nixt deferred to staff to give some insight into buffering. He stated he did like the <br />initial design by providing access to the wetlands. He stated the plan was 'laid out to maximize <br />all available space. <br /> <br />Mr. Trudgeon asked if there were any comments regarding the access from the plat onto 149~h. <br />He stated 149th Avenue is a road used by existing residents on larger lots to the north. <br /> <br />Commissioner Johnson stated he thought the plan looked good and was curious if the road <br />connection with 149'a Avenue matched up with Peridot Street. He stated there are long lots <br />(Pineview Estates 2"a Addition) that someday might resubdivide and asked if it makes sense to <br />provide for a future road extension that would provide access to the south half of these lots. <br /> <br />Mr. Trudgeon stated there may be a possibility of providing access to the south part of Pineview <br />Estates 2"a from the northwest portion of Brightkeys plan. Commissioner Johnson responded <br />that there may be possibilities for a connection into the southeast portion ofPineview 2nd. <br /> <br />Commissioner Watson asked if the property south of the development was designated entirely <br />for the Town Center. <br /> <br />Mr. Trudgeon stated it is split into Mixed Use and Industrial use land.
