The sketch plan consists of one (1) sheet dated July 22, 2002, prepared by Pioneer <br />Engineer/ng. We offer the th[lowing comments: <br /> <br />General: The subject property is 43.05 acres in size and located on the northwest corner of <br />County Road 56 (Ramsey Blvd.) at County Road 116 (Industry Blvd.). The proposed townhome <br />development includes 16 eight-unit buildings, 6 six-unit buildings, 25 four-unit buildings, and 10 <br />single-family detached units for a total of 274 townhome un/Cs. The development will be subject <br />to a site plan review for all other aspects oft. he proposal including but not limited to architectural <br />standards, off-street parking, building setbacks, and landscaping. <br /> <br />Zoning: The subject property is 'zoned R-2 and the proposed townhome development is a <br />permitted use in the R-2 district. <br /> <br />Densitw: The subject property is 43.05 acres in size and the sketch plan proposes to develop 274 <br />townhouse units. Gross density, has been estimated at 6.13 units/acre; the wetland acreage will <br />need to be subtracted from the total project area and the net density recalculated. Mm'c/mum <br />density in the R-2 District is 7 units/acre. <br /> <br />Streets: The submitted plan shows the majority of the townhome units will front onto private <br />streets. The private streets will outlet onto a public street that allows access to County Road 116 <br />and 149th Ave. NW. Staff is' recommending another access fi:om the north be provided to the lot <br />located on the northwest corner of County Road 56 and County, Road 116. It appears that the <br />private streets meet the 200-foot maximum len~h when a turnaround is not provided; th_is <br />information will need to be verified during preliminary plat review.
