The <br />proposed convenience store, gasoline pumps, car wash, and fast food facilities are <br />permitted uses within the B-3 District. <br /> <br />The applicant is proposing to construct a 3,498 square foot convenience store with <br />gasoline pumps, a 1,200 square foot fast food facility, and a 3,900 square foot car wash. <br />The car wash and fast food services will be integrally attached to the convenience store. <br /> <br />City Code restricts building coverage to 35%; the site plan is proposing 11.9% building <br />coverage. A portion of the property is located within the Critical R/ver Overlay District <br />and subject to a 30% impervious surface restriction. In April of 2001, Sunfish Commons <br />LLC, received a variance to the portion of the subject property located within the Critical <br />River Overlay District, to allow for a maximum of 69% impervious surface coverage. <br />The site plan complies with the terms of the variance. <br /> <br />The proposed building exceeds the required front, rear and side yard setbacks established <br />in the B-3 Business District. <br /> <br />In accordance with City Code all driveways, off-street parking and maneuvering areas are <br />proposed to be surfaced with bituminous pavement and finished with~ B-6/12 concrete <br />curbing.
