City Code also requires a 20-foot landscape area adjacent to all public <br />streets. The site plan complies w/th this requirement along U.S. Highway I0 and Sunfish Lake <br />Blvd. <br /> <br />Screening: The abutting properties to the north, south, east and west are zoned business and <br />City Code does not require screening. <br /> <br />Landscaping: Landscaping is generally acceptable. <br /> <br />PedeStrian Transportation: In accordance with the platting of Sunfish Commons, an eight foot <br />bituminous trail is required along Sunfish Lake Blvd.. The developer will need to provide an <br />easement, in recordable form, dedicating the trail to the City for public purposes. <br /> <br />The pedestrian trail alignment must conform to the standards established for bicycle trails <br />outlined in the lvlnDot Bicycle Transportation Planning and Design Guidelines. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet, the proposed building <br />will be 13 feet in height, which meets City standards. City Code restricts exterior wall finishes to <br />natural or prefabricated brick or stone or pre-cast concrete panels or some other material <br />approved by City Council. The building elevations indicate the facility will be finished with a <br />combination of stucco, face brick, and decorative concrete masonry units. Exterior finishes <br />comply with Code. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles shall be stored <br />within a completely screened structure or located indoors. The site plan complies with this <br />requirement. <br /> <br />Access: Access is provided to the lot from an existing access point on County Road 57 (Sunfish <br />Lake Blvd.). This access also provides ingress and egress to the multi-tenant facility located <br />immediately west of the subject property.
