CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />FRANK YAz¥IOUTPOUR <br /> <br />On September 11, 2002, Site Plan approval was granted by the City of Ramsey ("City") to Fariborz <br />Yamoutpour, ("Permit-tee"), whose address is 109 South 7th Street, Minneapolis, MN 55402, to construct a <br />8,598 square foot convenience store with gasoline pumps, car wash, and fast food facitilty ("Structure") on part <br />of the property which is legally described as follows: <br /> <br />Lot 2, Block 1, Sunfish Commons <br /> <br />the ("Site")~ <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. 'The structure shall be constructed in accordance with <br />the requirements of the State Building Code. <br /> <br />o <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the Site <br />Plan, Floor Ptan, Exterior Elevation Plan, and Landscape Plan all prepared by 3G Desi~o-a and <br />Construction L.L.C dated July 12, 2002, revised September 4, 2002. <br /> <br />'4. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following 'site <br />improvements on the Site in accordance with the specifications and location as shown on the Site Plan <br />and Landscape Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved Grading Plan prepared by Master Civil & Construction <br /> Engineering Inc. dated July 12, 2002, revised <br />b. Installation of bituminous driveways and parking lot in accordance with the site plan prepared by 3G <br /> Design & Construction L.L.C. dated July 12, 2002, revised September 4, 2002. <br />c. Installation of B-6/12 continuous concrete curbing around the per/meter of all concrete and/or <br /> bituminous surfaces. <br />d. Establishment of turf in areas disturbed during construction and in. accordance with the Site Plan <br /> prepared by 3G Design & Construction L.L. C dated July 12, 2002, revised September 4, 2002. <br />e. Landscaping in accordance with the Landscape Plan prepared by 3G Design & Construction L.L. C <br /> dated July 12, 2002, revised September 4, 2002. <br /> <br />("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site' <br />shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parldng lot is subject to the prior approval <br />of the City Engineer and shall be designed so as to deflect light away from Sunfish Lake Boulevard and <br />US Highway 10. <br /> <br />-315- <br /> <br /> <br />
