-08- <br /> <br />City Engineer Olson stated that question would be better answered by the Finance Officer and he <br />is not comfortable answering it since it is not on the current "radar screen" and this trunk would <br />be very deep. <br /> <br />Motion by Councilmember Kurak, seconded by Councilmember Anderson, to adopt Resolution <br />#02-07-173 granting final plat approval to Wildlife Sanctuary 2''a Addition contingent upon the <br />Developer entering into a Development Agreement with the City and compliance with City Staff <br />Review Letter dated July 19, 2002. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Kurak, Anderson, Hendriksen, <br />and Zirmnerman. Voting No: None. <br /> <br />Case #5: <br /> <br />Request for Final Plat Approval of Sunflower Ridge; Case of Oakwood Land <br />Development <br /> <br />Community Development Director Frolik explained that Oalcwood Land Development has <br />applied for final plat approval of a townhome development proposed to be named Sunflower <br />Ridge. The property is generally located north of Alpine Drive and west of Highway #47. The <br />property was recently rezoned from B-1 and B-2 Business to R-3 Urban Residential which <br />allows seven units per acre. The preliminary plat approved by the City Council on May 28, 2002 <br />consisted of 126 townhome units. The proposal at this time is to final plat the first 59 units. The <br />final plat substantially conforms to the approved preliminary plat. In accordance with the <br />approved preliminary plat, Iodine will be platted as a public street that runs from the south to the <br />north boundary of the plat. Germanium Street and 154th Lane NW will extend into Evergreen <br />Point to the east and 154t~' Avenue NW will be developed to the west boundary of the plat. The <br />temporary cul-de-sac of 154th Avenue will be signed as a future through street. The final plat <br />encumbers all common open spaces, including the wetlands, with drainage and utility easements. <br />City Engineer Olson has reviewed the Final Grading Plans, Construction Plans, and <br />Specifications. The City Staff Review Letter dated July 18 itemizes the required modifications <br />and corrections have been recommended to the plans. Council's approval of the preliminary plat <br />was granted with certain contingencies that have been addressed as follows: A positive <br />sto~Tnwater outlet is being provided to the east, will be constructed by Edina Development, and <br />will be proportionately cost shared between the three developments (Sunflower Ridge, Evergreen <br />Point, Wildlife Sanctuary 2''~ Addition.) With respect to the requirement for a trunk sanitary <br />sewer line or preservation of a 100 foot wide corridor for same, the developers have chosen to <br />install the trunk facility through Wildlife Sanctuary 2'~a Addition and, therefore, this contingency <br />has been addressed. Funding of the sewer and water trunks, lift station and stormwater <br />improvements have been addressed in the development agreement for Council's review. <br />Rezoning to medium density residential was approved on June 11.
