CASE #: q <br /> <br />REQUEST FOR FINAL PLAT REVIEW OF <br />WILDLIFE SANCTUARY 2"d ADDITION; <br />CASE OF OAKWOOD LAND DEVELOPMENT <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />The City Council reviewed preliminary plat proposals for Wildlife Sanctuary 2~d Addition and <br />Wildlife Sanctuary 3rd Addition on May 28, 2002. Subsequent to the City Council review, <br />Oakwood Land Development, the developer for Wildlife Sanctuary 2~d Addition, purchased Lot <br />3, Block I, fi.om Kelsey Gustafson, the developer of Wildlife Sanctuary 3ra Addition. Oab;vood <br />Land Development now owns Lots 1, 2, and 3 of Wildlife Sanctuary Addition and is proposing <br />to plat the property into 54 single-family lots serviced by municipal sewer and water. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Proposed Final Plat <br />City Council meeting minutes dated May 28, 2002 <br />City Staff Review Letter dated July 19, 2002 <br />Proposed Final Plat Resolution <br />Proposed Development Ageement <br /> <br />Notification: <br /> <br />State statute does not require notification for final plats. Property owners within 350 feet of the <br />subject property were sent public heating notices during the prel/minary plat. <br /> <br />Observations: <br /> <br />The subject property was recently rezoned to R-l, Single Family and is eligible for development <br />to a density of 3 units per acre. The subject property is 39.16 acres in size. The final plat is <br />proposing to subdivide the subject property into 54 single-family lots which substantially <br />conforms to the preliminary plat approved for both Wildlife Sanctuary 2~a Addition and Wildlife <br />Sanctuary 3~d Addition. <br /> <br />In accordance with the approved preliminary plat, the site will gain access from State Highway #47 <br />by the extension of 156th Lane. The plat will also be served by 157th Avenue to the west and Iodine <br />Street to the south. Iodine Street provides a connection to the proposed Sunflower Ridge <br />development located to the south of the subject property. <br /> <br />Park dedication will consist of a cash payment. <br /> <br />Principal City Engineer Brian Olson has reviewed the Final Grading Plan, Construction Plans, <br />and Specifications. City Staff Review Letter dated July 19, 2002 itemizes the required <br />modifications and corrections to the plans. <br /> <br />-115- <br /> <br /> <br />
