Spring Lake Park, MN 55432 Re: Final Plat Review: Wildlife Sanctuary 2`'4 Addition Dear John: We are in receipt of your final plat to develop single-family residential lots in Ramsey. The final plat consists of a Dedication page (Ct), Utility Plan (C2), and Grading Plan (C3), prepared by Passe En~neering dated April 10, 2002, revised May 2t, 2002. We are also in receipt of constr~tction plans prepared by Alliant Engineering dated June 18, 2002 and construction and specification plans prepared by Passe Engineering Inc. dated June 1'3, 2002. We offer the following comments: General: It should be noted that the preliminary plats of Wildlife Sanctuary 2''d Addition and Wildlife Sanctuary.. 3r~ Addition have been combined. The two plats will now be reviewed as one final plat.and recorded as Wildlife Sanctuary 2''~ Addition. The subject property is 39.16 acres in size and is generally located west of T.H. #47 and south of River Pines subdivision. The final plat presented is proposing to re-plat Lots 1, 2, and 3 of Wildlife Sanctuary Addition into 54 single-family urban lots. It should be noted that the City is also reviewing development proposals for Sunflower Ridge to the south and Ever~een Point to the southeast. The installation of streets, sanitary sewer, municipal water and storm sewer will have to be a coordinated effort between all proposed developments. Legal Description: The legal description shall include Outlot A of Wildlife Sanctuary Addition.
