The final <br />plat consists of a Dedication page (Ct), Utility Plan (C2), and Grading Plan (C3), prepared by <br />Passe En~neering dated April 10, 2002, revised May 2t, 2002. We are also in receipt of <br />constr~tction plans prepared by Alliant Engineering dated June 18, 2002 and construction and <br />specification plans prepared by Passe Engineering Inc. dated June 1'3, 2002. We offer the <br />following comments: <br /> <br />General: It should be noted that the preliminary plats of Wildlife Sanctuary 2''d Addition and <br />Wildlife Sanctuary.. 3r~ Addition have been combined. The two plats will now be reviewed as one <br />final plat.and recorded as Wildlife Sanctuary 2''~ Addition. <br /> <br />The subject property is 39.16 acres in size and is generally located west of T.H. #47 and south of <br />River Pines subdivision. The final plat presented is proposing to re-plat Lots 1, 2, and 3 of <br />Wildlife Sanctuary Addition into 54 single-family urban lots. <br /> <br />It should be noted that the City is also reviewing development proposals for Sunflower Ridge to <br />the south and Ever~een Point to the southeast.
