The development will also <br />require a permit from the Lower Rum River Water Management Organization and MPCA. <br />Evidence of the permits must be received before grading activities commence. <br /> <br />The City has enacted an ordinance that requires an elevation survey at the time of footing <br />inspection to ensure compliance with the approved final grading plan. The grading plan shall <br />identify which type of house style (i.e. walkout, lookout; rambler, etc) is permitted on each lot. <br />No grades shall be flatter than 1%. Grades flatter than 2% will require a certificate of grading <br />prior to an occupancy permit being granted. The requirement for an elevation survey on all <br />footing inspections and the requirement for a certificate of grading on lots with less than a 2% <br />grade shall be stated on the final grading plan. <br /> <br />· The pond and outlet must be constructed and protected during Phase I and before any <br /> building construction activity takes place. <br />· Elevations need to be provided at each lot corner as well as every critical elevation or break <br /> point location. <br />' ...The I" = 100' scale for the grading plan shall be decreased to a minimum of 1" = 60' and <br /> show ALL proposed and ex/sting contours. The final grading plan will need to be <br /> resubmitted and is subject to the City Engineer's approval. <br />· Provide a table of each lot showing house style, lowest opening elevation, garage floor <br /> elevation, lowest floor elevation, street elevation, front and rear grade slopes, and 100 year <br /> flood elevation for all homes encompassed in the plat. <br />· Provide a detail on the final grading plan for each house style. <br />· All riprap must be Class III <br />· Label the proposed house styles on each lot. <br />· Lot lines along the north and south side of the plat must be protected with snow fence prior to <br /> beginning grading operations. <br />· Provide direction arrows around house pads to indicate direction of flow for each lot. <br />· All concrete walk areas must be 6" thick through driveways. <br />· Show all drainage and utility easements on final grading plan. <br />· Typical street section requires 2 ½ bituminous wear course. <br />· Wetlands must be protected with silt fence. <br /> <br />-129- <br /> <br /> <br />
