-130- <br /> <br />Final Plat Wildlife Sanctuary, '2'~ Addition <br />July 19, 2002 <br />Page .3 of 8 <br /> <br />Drainage and Grading.Easements. The standard I0 foot drainage and utility easements (5 feet <br />on common property lines) are provided' around the per/meter of all lots. Al1 wetlands located on <br />the property have been delineated and dedicated as drainage easements. A 20 foot easement is <br />required to be preserved between Lots 25 and 26 of Block 3. <br /> <br />All temporary cul-de-sacs must provide for appropr/ate easements. <br /> <br />Construction Plans and Specifications: As previously noted, wildlife Sanctuary 2"d and 34 <br />Addition has been combined and will now be subdivided as Wildlife Sanctuary 2"a Addition. <br />However, for reviewing construction and specification plans, the development will be reviewed <br />based on the previous subdivision of Wildlife Sanctuary 2nd and 3n~ Addition. Passe Eng'ineering- <br />prepared plans for' Wildlife Sanctuary 2"a Addition and for the newly proposed combination of <br />the two plats. Alliant Engineer/ng prepared construction plans for .the portion of the <br />development that was previously proposing to be subdivided as Wildlife Sanctuary 3~ Addition. <br /> <br />Passe Engineering Inc. <br /> <br />The following plans must be submitted to the MnDNR for review and comment due to the work <br />adjacent to DNR protected wetlands. <br /> <br />CI <br /> · Typical Street Sections is 2 ½ biturrdnous wearing course. <br /> <br />C2 <br />· Ail hydrants must have valves with valve extensions. <br />· . The note at the intersection of Krypton Street NW/157m Avenue should be changed to 8" x <br /> 8" TEE instead of 22.5 degree BEND. <br />· Sanitary sewer should be extended down ali stubs streets (Krypton Street NW) ' <br /> <br />· Directional arrows missing on sanitary sewer and watermain symbol incorrect <br />· For those curb stops on the sidewalk side of road, extend curb stops 9' into property and i <br /> foot fi~om the edge of drainage and utility easement <br /> <br />C3 <br /> <br /> Place MI-tO further to the north and east to eliminate the need to dig into road upon <br /> connection. <br />· Portions of line located between MI-{2 and MHO are not protected with drainage and utility <br /> easement. Provide drainage and utility easements for all pipes and public infrastructure. <br />· Maximum sewer run is 400 feet.
