The submittal consists of a 2-sheet Final Plat prepared by Passe Engineering, Inc.; and <br />the Final Plat Plans consist of 12 sheets (Sheet C1 dated April 2, 2002, Sheets C2-C9 dated June <br />5, 2002, Sheet G1 June 18, 2002, Sheet F1 dated June 5, 2002, Sheet L1 dated June 19, 2002), <br />also prepared by Passe Engineering, Inc. Ttxese plans were received at the City on June t8, 2002. <br />We offer the following comments: <br /> <br />1. General: The subject property is approximately 18.6 acres in size and is generally located <br /> north of Alpine Drive and west of T.H./t47. The approved preliminary plat proposes to <br /> develop the property with 126 townhome units. Tlxe proposed final plat proposes to plat <br /> the first 59 units. The proposed number <br />of units and density is in compliance with the R-2 standards. <br /> <br />Streets: In accordance with the approved preliminary plat and the City's newly adopted <br />townhome street policy, there is at least one main public street (Iodine Street) platted <br />from the south to the north boundary of the plat. There are two public street connections <br />proposed with Everg-reen Point to the east, and another public street providing access to <br />tl-te west. The street to the west (154m Avenue N.W. will be constructed with a temporary <br />cul-de-sac bulb; the development agreement will require providing the City with a <br />temporary easement for the cul-de-sac until such time as the street is extended to the <br />west. The stub will be signed as a future through street. The streets are correctly named <br />on the final plat. <br /> <br />In accordance with staff comments at the time of preliminary plat approval, the streets <br />plan have been modified as follows: <br /> <br />-161- <br /> <br /> <br />
