-174- <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />22. <br /> <br />grading, prepared by a licensed (State of Minnesota), professional land surveyor, must be <br />provided to the City documenting that the flattest grade on this lot is 1% or greater (Lots <br />1-12, Block 2 and Lots 1-13 Block 3, will require certificates of grading); and (d) <br />boulevard sod and landscape tree, or escrow for same, have been provided. <br /> <br /> SECTION IV <br />PARK DEDICATION <br /> <br />Land and Cash Contribution. The Plat is located in the Oak Recreation District. Park <br />dedication requirements shall be satisfied by a cash payment in the amount of One <br />Hundred Thousand Three Hundred Dollars and no cents ($100,300.00) (59 lots x <br />$1,700.00/unit). This payment shall be made to the City pr/or to the release of the Final <br />Plat for recording. <br /> <br /> SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />Trail Development And Fees. The City Council has enacted a traii development fee in <br />the amount of Four Hundred Dollars and no cents ($400.00) per unit. Therefore, a <br />payment in the amount of Twenty Three Thousand Six Hundred Dollars and no cents <br />($23,600:00) (59 lots x $400/to0 shall be paid to the CITY prior to releasing the Plat for <br />recording. The DEVELOPER shall also be responsible for constructing an eight (8) foot <br />wide bituminous trail parallel to Alpine Drive N.W. and shall provide the CITY with an <br />easement for trail purposes adjacent to the south property lines of Block 1 and Block 2 of <br />the Plat to accommodate said trail. The costs associated with this trail construction are <br />not eligible as a credit towards the Trail Development Fees and/or Park Dedication <br />requirements due on the Plat. <br /> <br />Sidewalk Construction. The DEVELOPER shall construct and pave, in accordance <br />with CITY standards, a five (5) foot wide concrete sidewalk with pedestrian ramps in <br />locations prescribed by the CITY, not to exceed 5% in grade, along the east side of <br />Iodine Street N.W. and Germanium Street N.W., and the south side of 154th Avenue N.W. <br />The costs associated with sidewalk construction are not eligible as a credit towards the <br />Trail Development Fees and/or Park Dedication requirements due on the Plat. <br /> <br />Tree, Shrub and Sod Planting Plan. The addition of trees, shrubs and sod to the Plat <br />shall be in accordance with the approved Landscape Plan referenced in the Site Plan <br />Development Permit. The DEVELOPER is required to submit a Plan for CITY <br />approval that identifies existing tree growth within the Plat that will be protected during <br />construction. The trees to be protected must be identified on the grading plan, and the <br />plan must require the installation of 'tree save fences' pr/or to land clearing or grading.
