-194- <br /> <br />a. Natural Features. The City may permit any one of the natural features <br />described below to be used to buffer existing single family residential <br />development from proposed residential development with higher densities. <br /> <br />2. <br /> <br />3, <br /> <br />4. <br /> <br />Existing vacant topographical features such as hills and swales <br /> <br />Wetlands, lakes and rivers, and streams <br /> <br />County, State highways, and Municipal State Aid collector streets <br /> <br />A minimum three hundred (300) foot wide, undeveloped, natural distance <br />separation. <br /> <br />b. Landscape Buffering. Landscape buffering is a technique used to buffer <br />existing single family residential developments from proposed residential <br />developments with higher densities that uses either existing or newly planted <br />vegetation. <br /> <br />Determination of Buffering Attainment Level <br />a. Proposed Urban Development adjacent to Existing Urban <br /> Development. This section applies to proposed urban residential <br /> developments that are. adjacent to an existing urban residential <br /> development. Matching the proposed development to the adjacent <br /> existing development in the following chart determines the level of <br /> buffering or "Attainment" required. The numeric attainment level is <br /> matched to the level found in the chart in Subsection 2 below. <br /> <br />Transition Attainment Level <br /> <br /> Existing Adjacent Urban Use <br /> Vacant R- 1 <br />R- 1 NA NA <br />R-2 and R-3 NA ' .
